Meldrum Wood - SOLD, Aberdeenshire - Just under 6 acres, £39,000

Meldrum Wood - SOLD

The name Meldrum stems from the old barony of 'Melgedrum', enigmatically located "somewhere in Aberdeenshire" that was first recorded in 1291 and is made up of the gaelic elements, "malag" meaning noble and "druim" meaning ridge.

This valuable woodland provides a rare opportunity to purchase a balanced mix of wood and meadowland together. The trees could provide a perfect shelter belt for under grazing by stock or horses. The trees, predominantly conifer, have grown well on the site and are reaching a good but still manageable size now. These will provide a substantial sustainable stock of firewood and are easily accessible through a private entrance off the public road with lockable metal gate. Meldrum Wood as a whole, is already fenced by a good stone wall and stock fencing.

On entering the wood there is a path between a stand of mixed deciduous trees, that include the fruiting rowan and attractive birch, and the more mature conifer. The rowan will be valued by foraging birds seeking to build their reserves for winter. This track winds its way curiously along the western side of the wood eventually arriving at a well spaced stand of birch trees. In the centre of this stand is a convenient bench looking out across the pretty meadow. This area of meadow land would be perfect as pasture for horses with ample room for the siting of a stable or a field shelter. Likewise it would offer good grazing for stock. Alternatively the grass would offer a comfortable mattress for a camp site and focal point of a camp fire. Some management of the grass would help and encourage the further diversification of wild flower species which in turn would attract a wider assortment of insect species in the summer flowering months.

Sporting rights: Are included.

Surrounding Area: Meldrum Wood is part of a larger planted area of woodland now known as Lairshill Woods, also previously known as Paradise Woods. The villages of Newmachar and Hatton of Fintray are nearby, as is the Kirkhill Forest and Formartine and Buchan Way cycling/walking routes. The coast with secluded beaches of Balmedie and Newburgh, as well as Dyce, Inverurie and Aberdeen, are all within 20 minutes drive.

The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
