SOLD: Fescue Wood £55,000 Freehold

Fescue Wood presents an opportunity for a committed owner to engage with the regeneration of a small woodland. There is great scope here to secure long term future of this natural environment through the planting of new trees with the aim or greater long term bio diversity.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

The density of the existing tree cover of mature pine and ash would enable the planting of native broad leaf tree types such as cherry, birch, oak or alder.

Resident deer are very at home within Fescue Wood, where they can browse freely in the grassy clearings with open views across surrounding woodland and plenty of time to merge into the dense cover if a threat appears.

Fescue Wood is characterised by the thick grassy covering throughout the woodland beneath a high canopy of pine and ash. The tree density has allowed plenty of light to reach the woodland floor and the damp ground conditions have enabled a variety of ground flora to proliferate. Among these is the creeping red fescue, a resilient perennial grass that is tolerant to drought and shade.

Access, tracks and footpaths

The access track to Fescue Wood wraps around the woodland to form the boundary to the north, east and west, therefore access points can potentially be created at any point along the boundary from this track to facilitate future forestry activity. There is an existing hard area suitable for parking and as a point of access into the woods.

Local area and history

The town of Bruton lies within a couple of miles. The area has become popular in recent years as a rural enclave with good transport links by road and rail to the larger centres of Bristol, Exeter and London. A peaceful rural location coupled with a range of galleries, restaurants and schools has made this area ripe for relocation.

Continue out of the town with the railway line on your right hand side for a mile or so as the road becomes Pinkwood Lane and there is woodland on both sides of the road, After a further few hundred metres you will see a 'Woodlands For Sale' sign and metal entrance gates leading onto a woodland track.

These gates are kept locked but prospective purchasers can contact Daniel on 07780 900192 for the combination padlock code to allow vehicle access or can walk from this point taking care not to obstruct the gates.

After a few hundred yards bear right onto Hutchin's Lane and proceed for a further few hundred metres until the road bears sharply to the right at Batt's Farm. From here continue down Pinkwood Lane for a few hundred metres until the entrance gates and 'Woodlands For Sale' sign on your right.

Follow the woodland track up hill into the woods and refer to the plans below for the exact location of Fescue Wood, Which will be found on your right hand side after approximately 750 metres or so as you follow the loop of the track round to the left.
