SOLD: West Point Wood £99,000 Freehold

Description

This enchanting woodland must surely meet many of the criteria on any wish list for the prospective woodland owner. It is in a quiet, secluded location, with level, well drained ground and a mix of impressive broadleaf trees and areas of more recent planting.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Trees

West Point Wood is in many respects a classic English woodland; where hazel coppice stands beneath towering oak, beech and sycamore. Areas of birch and more recent fir trees are also present along with occasional sweet chestnut and holly. The woodland is designated as a semi natural ancient woodland site, where tree cover has existed for more than 400 years although has been managed for timber in some form during this period.

Wildlife

The hoof marks or 'slots' of roe deer mark the banks as they leap from the cover of the woodland across the ditches at the boundary into the open fields.

Features

Giant oak and beech line the banks and ditches that keep this woodland well drained to the south and west.

Access, tracks and footpaths

Good track access leads directly to parking at the entrance of the wood. From here internal tracks lead beneath the trees into the cover of the wood. There is also an open grassy woodland ride providing excellent access to the southern boundary. A footpath runs along the eastern edge of the wood.

Local area and history

Nearby Winchester was a centre of ecclesiastical and political power for many centuries during the middle ages. The entire surrounding area including Durley, was firmly under the control of the Bishops and much of the land in the area was bestowed as favours to local dignitaries. These days the woodland is a much valued enclave, where nature and wildlife can flourish yet still be within easy reach of nearby population centres of the south coast.

Boundaries

Indicative boundary markings are coloured pink on posts and trees running along the access track and through the woods to the north and along the boundary to open fields to the south and west and along a footpath to the east.
