Trees

Luckcroft Wood is a young woodland of mixed broadleaved species including oak, ash, field maple, birch and alder. Planted on farmland, it is well bounded with hedges and hedgebanks to three sides.

Other more recent 'enrichment planting' of tree species has been carried out to add further variety of habitat including fruit trees.

Wildlife

A plethora of small birds enjoy this woodland environment, feeding on the various fruit and seeds throughout the year. Species include robins, woodpeckers, great tits, chaffinch, bullfinch, woodcock as well as nesting nuthatches and blue tits.

The woodland is also home to foxes, deer, rabbits, squirrels and badgers, all of which can be observed by sitting quietly and keeping still.

Features include.

Open grass rides that make access around the woodland easy they are flanked on either side by trees. Their branches reach upwards to create a natural cathedral of leaves, allowing occasional rays of sunlight to pierce through and illuminate patches of the grassy trail.

A well stocked fish pond. Ponds often attract a variety of wildlife, such as waterfowl, turtles, and deer coming to drink from the water's edge. This diversity of life contributes to the pond's allure.

A charming and quaint summerhouse.

A caravan, ideal for shelter and the occasional overnight stay.

A private mains water supply feed from a water meter.

Access, tracks and footpaths

A private gateway provides access to Luckcroft Wood, Beyond the gate is a stoned parking and turning area.

Throughout the woodland there are good sized rides allowing excellent access through the woodland.

A matted path leads to the pond which allows year round use.

Activities

Luckcroft Wood is an ideal place to enjoy with family and friends. The woodland is very accessible with numerous nooks and crannies to explore. You can camp on one of the large glades or sit in the summerhouse and gaze over the pond life.

The caravan is a great place for younger woodlanders to shelter whatever the weather and create woodland art from natures treasures hidden within the trees.

Nearby is the newly created Pegasus Trail, a 15 mile route that can be walked or cycled on mountain bikes.

Local area and history

The local area is woodland and farmland within the parish of Highampton with numerous local farmsteads with interesting names including 'Luckcroft' that could be derived from the old English 'Lufa or Lufu' meaning love and 'cumb' meaning valley.

Highampton parish extends over 4 miles, mostly on a ridge that has amazimg views over this land and way beyond over to Dartmoor.

The Church of the Holy Cross dominates the skyline of the area and dates from Norman times and there is a public house and nearby village hall.

Not far away is the charming market town of Hatherleigh with a number of shops and places to eat and within a 30 minute drive is the coastal town of Bude with two beaches and excellent facilities.

Please note you will need to call the agent for access arrangements prior to being able to access Luckcroft Wood.

Also please be aware there is an active electric fence around the pond.

The village of Highampton lies on the A3072 between the market towns of Hatherleigh (approx 4 miles to the east) and Holsworthy (approx 9.5 miles to the west).

From Highampton:

  • If travelling from the west, take the turning to the left where the road through the village bends sharply to the right. This turning is signed to Sheepwash
  • If travelling from the east, take the turning to the right, on the bend just after the shop. The turning is signed to Sheepwash
  • Our main entrance gate is on your left, on a slight bend, about half a mile from Highampton. The gateway is set back from the road and there is ample space to park/turn in front of the gate. There is a separate entrance gate for Luckcroft Wood, located about 200 yards back up the lane (towards Highampton). The gate is locked.The purchaser will be provided with a key.
