Polean Wood - SOLD, Cornwall - About 25 ½ acres, £175,000

Polean Wood - SOLD

Polean Wood, part of a larger area of woodland known as Hall Wood, is reached via a track which passes through Hall Barton organic farm, where farmhouse accommodation is available and there is also a campsite.

It is from another nearby farmstead – Polean farm – that the woodland name is derived. Accommodation is also available here, the 18th century barns having been converted into cottages sited around a court-yard.

From just inside the wooden (outer) entrance gate to the woodlands, look to your left and you will be rewarded with a spectacular view down the valley, most of which comprises Polean Wood. Everything to the left of the long, winding access track is Polean Wood, giving it a feeling of being self-contained. This feeling is further enhanced by a private, gated access track leading through the woodland from the northern end. This is the way into the wood for vehicular access, although there are other, smaller walking tracks leading off from the main access track – as shown on the plans below.

Polean Wood is set in a long valley. A spring-fed stream runs from south to north for the length of the valley floor, dividing the woodland into two with approximately two-thirds on the slopes to the west of the stream and one-third to the east. The gated private access track (which for most of its length runs roughly parallel to the stream) further sub-divides the western section.

With a woodland of this size, one would expect to find a variety of species and ages of trees and this is indeed the case, with trees varying in age from over 100 years to just about 2 years. Whilst the bulk of the woodland west of the stream is made up of Douglas fir (main plantings in 2000 & 2005), the areas east of the stream, between the stream and private track and at the southern end of the woodland are a different matter. Here, the planting could be described as eclectic or possibly eccentric! As well as the venerable old oaks (1910 & 1920) and younger pockets of mixed broadleaves (1955, 1991 & 2013) there are small areas of Coast redwoods, Norway spruce and Lawsons cypress. This unusual mix can perhaps be explained by the fact that the planting was carried out in the years following WWII, when there was a huge amount of re-forestation going on, so maybe one planted whatever was available.

Being significantly larger than most ‘small woods’, Polean Wood provides a multitude of opportunities and possibilities such as small-scale forestry operations, woodcraft or forestry-related training courses, forest school or simply a beautiful retreat in a stunning and secluded south-Cornwall valley which is close to the twin attractions of Looe and Polperro. As a base from which to explore and learn about the woodland, a shelter/ tool-store in the form of a 12’ x 10’ shed (with decking area which catches the sun and looks out across the valley) has been placed alongside the private track.

With so much to see and experience you are bound to want to pause and take it all in, so benches have been located beside the stream and up towards the eastern boundary in a quiet corner bordered by gorse, buddleia and honeysuckle, all of which are highly attractive to butterflies. From here you can also watch buzzards wheeling overhead, listen to woodpeckers drumming in the trees behind you and the owls hooting in the oaks down in the valley and, at times, observe rare yellowhammers swaying on the top-most parts of the surrounding firs.

This is a must-see woodland.

Maps

Directions

From Looe:

Note 1: Hall Barton is a working farm with livestock and farm vehicles likely to be moving around the yard. Please take great care when driving along the access lane and please ensure that you close all gates securely

Note 2: Delightful as it is, driving through Looe, particularly during the holiday season, can be a bit slow. An alternative would be to follow the A38 west to Dobwalls. At the roundabout take the left turn [signed to St Austell] onto the A390 for about 2 miles, then at East Taphouse turn left onto the B3359. This will bring you into Pelynt from the north

Satnav/GPS note: the postcode PL13 2LG is for Hall Barton Farm and is the point shown by the red dot on the two location maps
