SOLD: Pipehead Wood £46,000 Freehold

  • Irton, Holmrook, Cumbria
  • nearly 6 ¼ acres
  • Cumbria

Description

Pipehead wood is in a quiet rural location within the National Park and at the very gateway to beautiful Wasdale. Formerly a plantation wood, clear-felled around 10 years ago, the wood has been left to regenerate in a natural manner. This has led to a dense proliferation of young birch, a pioneering species on newly open ground. A nursery belt of large chestnut is an unusual feature this far north as is a large privet hedge running along the NW boundary.

The wood delights with a variety of habitats, open areas and secret passages through the foliage, leading to the heart of the wood. Hidden from the eyes of man these throughways are obviously frequented by the local wildlife.

Marshy areas, with some pools of standing water, allow duckweed to flourish and support a variety of native amphibians along with associated wetland loving plants.

Throughout the wood remnants of the former planting have also regenerated. A small stand of Western Red Cedar forms a belt across the centre of the wood with young spruce interspersed throughout. An occasional mature cherry is an obvious escapee from nearby estate lands. In the understorey, rhododendron provides welcome winter green and give a promise of vibrant blooms later in the year.

Trees

Predominantly young birch, the wood has stands of Western Red Cedar with occasional regeneration spruce. Willow can be found in the marshy areas with juvenile holly dotted around. Around the boundary are some quite large horse chestnut with a section of towering privet hedge.

Wildlife

A haven for wildlife in the midst of open farmland the wood is a welcome refuge for roe deer, fox and a large variety of birds both large and small.

Features

The wood is largely level, sloping gently to the centre giving rise to a marshy area. The ground again rises slightly towards the north becoming drier as it does so. Immediately behind the entrance gate is a hardstanding area which gives way to a large open grassy area.

Access, tracks and footpaths

Access is directly off the public highway through a metal gate. Pathways lead enticingly through dense growth to the left and right of the main body of the wood.

Rights and covenants

Sporting rights are owned and included in the sale.

The standard woodlands.co.uk covenant does not apply to this wood.

Activities

A woodland ripe for conservation and low-level management. A gentle intervention would give a rich reward in improved diversity and a corresponding increase in wildlife.

The open area wends itself to an overnight camping stop and a chance to observe the life of the wood through the full diurnal and nocturnal cycle.

Local area and history

Nearby is stunning Lakeland scenery, local tourist attractions such as the Ravenglass –Eskdale miniature railway, and the World Owl Sanctuary at Muncaster Castle. And of course, Irton Hall itself is a hidden gem – an ideal place for hiking, biking, relaxing or discovering more of the local fascinating history. Irton Hall, whos namesake fought in the first crusade to capture the holy land, has hosted many notable guests. Oliver Cromwell stayed here, but not Henry VI who was turned away by the Yorkist owner due to his Lancastrian roots.
