Description
Buttermoor Wood is located in the heart of Devon in the delightful Parish of Washfield. Part of a larger area of mixed woodland known historically as Barehills or Beer Hill, the woodland has been in productive use for at least 400 years according to historical records.
Buttermoor Wood is listed as Ancient Replanted Woodland and within a few hundred metres there are existing pockets of Ancient Semi Natural Woodland.
In keeping with its ancient past the name Buttermoor is taken from a local farmstead that is over 400 years old.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Trees
Conifer trees dominate the majority of the woodland and provide a small scale supply of usable timber for forestry projects.
There is a fringe broadleaved trees along the southern boundary of Buttermoor Wood with species such as holly, oak and hazel.
Wildlife
A hotspot habitat for a great variety of fauna, the purchaser can enjoy observing woodland dwelling birds such as goldcrests, buzzards, long-tailed tits and woodpeckers to name a few.
Badgers and foxes drift through the trees on the look out for food. Roe deer can often be spotted resting under trees, whilst the occasional visit of a red deer, which is the UK's largest native deer is always an impressive sight.

Access is from a quiet country lane via a gated entrance. This leads onto a stoned forestry track that goes all the way to the woodland entrance.
Activities
Ideally suited as an escape from the daily grind, Buttermoor Wood is great for experienceing wildlife with family and friends. A wildlife hide could be set up to get even closer to nature. To experience at close hand a deer walk by unaware of human presence is really exciting.
The open nature of the ground along with the closely spaced conifer trees are great for wild camping. A night under the stars in a camping hammock whilst listening to the sounds of owls and the crackle of the camp fire is a perfect way to unwind.
Local area and history
Surrounding Buttermoor Wood you will find woodland and meadows along with tranquil country lanes providing numerous routes for walks and cycling tours. The village of Stoodleigh with a popular pub is within walking distance.
Exmoor National Park and the stunning north Devon coast with its popular surfing beaches of Croyde or Woolacombe are not far away. Whilst Westward Ho! is within a 45 minute drive.
The nearby market town of Tiverton is a short drive and has many facilities including shops and a leisure centre with a swimming pool.

Directions
- From the market town of Tiverton, travel north from the A361 onto the A396 towards Bampton.
- After approximately 3 miles take the left turn towards Stoodleigh over the Iron Bridge.
- Take the first left hand turn after crossing the bridge signposted to Washfield.
- Take care along this narrow lane.
- After around 1.5 miles you come to a sharp left hand bend with houses to your left and right. Look out for the entrance to Pond House on your right. Continue past this entrance and after a short section of hedge you will see a wooden gate on your right just before a house.
- This is the shared access track to the woodland.
- Go through the gate, PLEASE CLOSE THE GATE BEHIND YOU.
- Continue over the stone track, through another gate (please close this gate also) until you reach another wooden gate at the far side of the field.
- Go through this gate; again please close the gate behind you.
- Turn right and take the stoned track over the stream and then turn left onto the main woodland track.
- After about 250 metres the woodland opens up on the right hand side and there is a cross roads of tracks. If you have a standard car then we recommend parking here and walking up the steep track on the right hand side until you reach the first track on you right, which is the lower boundary of Buttermoor Wood.
- If you have a 4x4 vehicle you can continue up the track for around 400 metres to the top of the track where there is a gate. Just before the gate take the track on your right that heads up through the trees and takes you to the upper, eastern track.
- Turn right at the top of this track and continue along for around 350 metres and you will see Buttermoor Wood in front of you at the end of the track with a parking area identified by a 'Buttermoor Wood' name sign.
