Esworthy Wood - SOLD, Devon - About 2 ½ acres, £29,000

Esworthy Wood - SOLD

Esworthy Wood is a highly attractive amenity woodland with historic beech lined wood banks around the southern and western sides. Numerous native tree species include hawthorn, blackthorn, holly, hazel, oak and ash. A small stream flows through the heart of the woodland adding the pleasant sound of trickling water.

The north western edge of the woodland borders a short section of the attractive Adworthy Brook. This eventually connects to the Little Dart River. In the drier months the river is easily accessed and a safe place to explore and play even for younger woodland adventurers!

The woodland has the feel of a long established woodland despite old maps showing that it was formed sometime after the First World War - often the case due to a shortage of timber as large amounts of timber were required for planks, shelters and tunnels during the war.

Named after a local farmstead, the name Esworthy derived from a small 'worth', a collection of two to three houses. In 1283 the name of the worth was spelt Esseworth and in 1330 Esseworthi. Historical records show at some point the worth had five farms and two rows of terraced cottages, but no public house, church or even a well - perhaps they sourced water from the brook along the woodland edge!

The woodland is gently sloping with level areas suited to camping. As well as the many mature trees mentioned above there is a lower understory of hazel. This can be cut on a coppice rotation every 5 - 10 years, giving a sustainable source of strong useable poles. Uses of the poles include bean poles and pea sticks for the garden, den making and they can be split to make hurdle fencing.

Esworthy Wood is a highly attractive woodland with numerous features located within the heart of mid-Devon. The local village of Witheridge is a short drive away and has plenty of facilities including a couple of shops and places to eat. The market town of Tiverton is easily accessed and has numerous facilities for the woodland owner including a fuel station, a supplier of agricultural tools and whilst there be sure to visit the Grand Western Canal

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
