Set in the heartlands of Devon, Hill Fort Wood sits at the top of a quiet rural valley known as ‘Barehills’. Nearby is an old Iron Age fort called Castle Close, almost certainly located here to take advantage of the far reaching views.

Tree species found within the woodland include ash, oak, hazel, holly, birch as well as larger beech trees. There is a stand of Norway spruce on the eastern fringes which could be thinned and used as firewood or for forestry related timber projects.

Hill Fort Wood has been part of this rich landscape since at least 1600 AD as it is listed as an Ancient woodland site. The woodland has two distinct areas with mature broadleaved woodland to the east of the access track which is likely to be similar in form to how the woodland would have been centuries ago. To the west of the track is what is known as Ancient Replanted woodland – this is where the broadleaved trees would have been felled for use as timber and then were planted with conifer trees. There is a large drive at present to protect and restore our Ancient woodland (https://www.woodlandtrust.org.uk/protecting-trees-and-woods/ancient-woodland-restoration/) sites so this could be an exciting project for the woodland purchaser.

Access is via a stoned forestry track that is suited to most vehicles except in the wetter months. During this period a 4x4 is recommended. There is parking along the access track and a turning area at the end of the main track.

Rich in wildlife with numerous sightings of deer, badgers and foxes, whilst the trees and shrubs host a wide variety of birdlife.

The local area is quiet and very pleasant with country lanes winding through small villages. Exmoor National Park is within easy reach and the stunning north Devon coast with its popular surfing beaches of Croyde or Woolacombe. Whilst Westward Ho! is within a 45 minute drive.

The market town of Tiverton is within a short drive and has many facilities including shops and a leisure centre with a swimming pool.

- From the market town of Tiverton, travel north from the A361 onto the A396 towards Bampton.

- After approximately 3 miles take the left turn towards Stoodleigh over the Iron Bridge.

- Take the first left hand turn after crossing the bridge signposted to Washfield.

- Take care along this narrow lane.

- After around 1.5 miles you come to a sharp left hand bend with houses to your left and right. Look out for the entrance to Pond House on your right, shortly after Pond House look for a ‘woodlands for sale’ sign just before a wooden gate. Please take care not to encroach on neighbouring driveways when entering and leaving the site.

- Go through the wooden gate just after the ‘woodlands for sale’ sign, PLEASE CLOSE THE GATE BEHIND YOU. This is the shared access track to the woodland.

- Continue over the stone track until you reach another wooden gate at the far side of the field.

- Go through this gate, again please close the gate behind you.

- Take the track to the right which crosses a stream and then turn left up into the woodland.

- Continue up the track for around 400 metres until you come to the top of the woodland where there is a 'woodlands for sale' sign.

- Access from here is 4x4 only so either park here and walk or carry on with a 4x4 vehicle, taking the winding track up the hill that heads up into the trees.

- At the top of this track turn right and head along this track for about 200 metres and you will see Hill Fort Wood on the left and right hand side of the track.

- Park safely at the edge of the track to view. You can turn around at the end of the track to take the same route back out of the woodland when finished.
