SOLD: Clay Wood £45,000 Freehold

Description

Clay Wood is the first woodland area and forms part of a larger mature mixed natural woodland. It is filled with mature trees which are well spaced with plenty of small glades and other interesting features.

Named after the white clay deposits found within the woodland. The remains of an old brick kiln can be found near the lane and the wood is dotted with scrapes where clay was historically removed. One of these is marked as a pond on the land registry plan and whilst currently dried up it could easily be re-established. The clay sourced in the woodland was made into white bricks and the cottage on the opposite side of the lane is aptly called Brick Kiln Lodge.

A number of ancient oak trees are found within the woodland and these along with chestnut, sycamore and ash trees make up the majority of this attractive woodland. The wood entrance is via a ridestop under a low level electrical line. This line dissects the woodland and gives good access and diversity in habitat.

The occasional bramble bush provides excellent ground cover for muntjac deer. These deer often bark at you before bounding off into another part of the woodland. Larger deer include a herd of fallow deer which frequent the larger area of woodland of which Clay Wood forms part. Other wildlife often seen include foxes and badgers whilst above in the tree canopy is home to owls, buzzards and woodpeckers to name but a few.

For those that enjoy actively managing their woodland some of the ash trees would be ideal for a thinning over the next few years providing a good supply of firewood.

Should the owner desire, the old pond could be opened up. This would then create an ideal spot for camping, hidden away within the woodland. Alternatively for those who prefer a more laid back approach simply sit back and relax and let nature take care of the woodland.

The woodland is only five miles north from the town of Ipswich and a short distance from both the A12 and A14 however feels very rural and offers owners a perfect countryside retreat.

  • From the A14 exit at junc 52 to Claydon.
  • Go through Claydon on the Norwich Road and after 2.3 miles turn right onto Sandy Lane.
  • Travel up Sandy Lane past the first woodlands sign.
  • After 0.5 mile you will see a second sign on the right, opposite Brick Kiln Lodge.
  • Turn Right. You may have to open a double wooden gate.
  • Park to the right side of the double metal gateway.
  • The entrance to Clay Wood is to the right of the woodlands sign.
