SOLD: Shaw Wood £55,000 Freehold

Designated as a Planted Ancient Woodland Site (PAWS), Shaw Wood is a relatively small and easily managed size, and still retains much of the character of the original forest that once stood here. Large coppiced hazel stools are dotted amongst the mature hardwood trees and there are ancient oaks, both coppiced and standard trees, as well as large sycamores and a good spread of beech.

Towards the north of the wood, stands a fringe of tall, straight-grown Corsican pine and beyond this a more open edge to the woodland, with a few old oak boundary trees. Here oak seedlings and blackberry bushes are benefitting from the sunlight and the edge is well populated with birdlife and butterflies. The bramble recedes as you get into the pine belt and from hereon in, most of the rest of the woodland floor is awash with bluebells.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Very lovely old oaks, beech, Corsican pine, sycamore and hazel.

Many species of woodland bird can be found, such as treecreepers and migratory chiffchaffs. The woodland edge is a good place to spot buzzards, while wrens and robins never seem far away from you, amid the clearings. The old tress offer many holes and hollows for nesting sites.

At dusk, bats also emerge to hunt for insects through the glades and along the woodland fringes. Some of the larger trees offer good bat roosts but a new owner may like to put bat boxes up to expand breeding colonies and support the population. Squirrels are also common and roe deer do pass through the wood quite regularly.

The wood is situated on level ground and is well drained. A seasonal watercourse also passes from the west to the north.

Natural glades exist throughout the wood.

There are views over the neighbouring golf course to the north.

Access, tracks and footpaths

A solid, shared stone track gives access to Shaw Wood, from the Matlock Road. It leads right the way to the ridestop entrance of the wood. Within the wood there is quite clear access on foot.

Rights and covenants

The sporting rights are included in the sale.

There are no public rights of way within the wood.

Shaw Wood is a great place for birdwatching and surrounding yourself in nature, adding bird and bat boxes would help resident wildlife. There are also opportunities to gather and cut wood for fuel and craft products. Some additional planting would be possible in the clearings if you wished to diversify the wood further.

In the clearings, bracken and woodland grasses would be easily managed to provide spots for occasional camping.

Local area and history

Walton lies on the edge of Chesterfield. Among its attractions are a few shops, a golf course, and a pub called The Blue Stoops on Matlock Road. The River Hipper, fed by the surrounding moors between Chatsworth and Chesterfield, runs by Walton and feeds Walton Dam.

Chatsworth House is the grand seat of the Duke of Devonshire. The present mansion was chiefly built in 1687-1706, by the first Duke of Devonshire, after designs by Talman and Wren and this beautiful house, along with its stunning parkland, designed first by Capability Brown is open to the public.
