## Description

<p><strong>Description:</strong> A very fine, mainly semi-mature (<a href="http://www.forestry.gov.uk/fr/INFD-5W2G8Q">PAWS</a>) <a href="http://www.ukbap.org.uk/UKPlans.aspx?ID=6">Scots pine</a>, sycamore and Norway spruce woodland, with lots of bright and dappled shaded areas and great amenity value. Interspersed are some old beech and ash trees with ferns;  younger birch and rowan regeneration is also occurring. An old stone dyke/wall runs through the middle of the wood and there are splendid views across the Fife hills to the south and east from the extending eastern area. The woodland is characterised by tall, open mature woodland to the north and east, with a smaller area of more dense, younger Norway spruce to the south.</p> <p>Internal access is gained via a newly reinstated stone track along the northern boundary and through the ridestop (pole barrier) entrance. From here a hard ground 4x4 path winds its way southeast though the wood towards a dyke/wall opening and beyond to glade areas and private camping spots. Internal access can also be taken off a stone track along the southwest boundary corner.</p> <p><strong>The purchasers of the woodland will be asked to enter into a </strong><a href="http://www.scholfield.co.uk/scottish-covenant.htm"><strong>covenant</strong></a><strong> to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.</strong></p> 

### Trees

<p>Norway spruce is a fast-growing evergreen conifer which can reach 40m and live for up to 1,000 years provided that it is not over crowded. Within the context of a plantation it will grow straight. Norway spruce trees provide a habitat for a variety of wildlife, including beetles, weevils and hoverflies. The caterpillars of a number of moth species feed on the foliage, including the spruce carpet, cloaked pug, dwarf pug and barred red. The cones are eaten by red squirrels which will be a boon for the resident population at Ayton hill.</p>

<p>Wildlife is abundant throughout the wider woodland with resident deer and foxes, motion sensor wildcams are the perfect tool to spot who shares the wood with you.</p>

<p>This would be the perfect location for a woodland hut to truly make your escape from the city a reality with great views across the Fife countryside. Hut planning permission has been granted in other woods here.</p> 

### Access, tracks and footpaths

<p><strong>Access:</strong> There is a full right of access over a shared private road and woodland track leading up the hill for about 1 mile after turning off the A913.</p>

<p><strong>Sporting Rights:</strong> These are owned and included with the land. </p>

<p>These woods are the natural setting for all sorts of woodland activities from bushcraft skills to forest schools, or just a calm space to contemplate nature, as well as providing unlimited wood fuel to keep the home fires burning.</p> 

### Local area and history

<p><strong>Surrounding area: </strong>Creich Wood is situated in north Fife on the old Ayton Estate near the middle of the Ayton Hill woods. The rural area, rolling hills and abundance of semi-natural ancient woodland makes this part of Fife particularly attractive to wild fauna and flora including red squirrel, roe deer, bluebells, primroses and wood anemones. The highest hill in northeast Fife is Norman&#39;s Law (part of the <a href="http://www.geo.ed.ac.uk/scotgaz/features/featurefirst100.html">Ochil Hills</a>) with a commanding 360&deg; vantage point. This is the site of an iron age fort is only a short walk from the woodland. Newburgh and Cupar are about 7 miles away with St. Andrews, Dundee and Perth all within 30 minutes drive. Edinburgh and Stirling are just over 60 mins drive away.</p>

### Directions

<p>The turn off for the track leading to Creich Wood is located about halfway between Newburgh and Cupar on the A913.</p> <ul> <li>If travelling on the A913 heading east take a left turn opposite &quot;Ayton Smiddy&quot; which is located about 1&frac12; miles after passing through Glenduckie.</li> <li>If travelling on the A913 heading west take a right turn opposite &quot;Ayton Smiddy&quot; which is located about 1&frac12; miles from the A913/A92 junction.</li> <li>Travel up this private road past Ayton Farm, bearing left at the cottages and continue on this main track bearing right as shown on the location map going through the open green metal barrier until you reach the &quot;Woodlands for Sale&quot; sign on the right. Please park here off the main track. </li> <li>From here continue walking along the main track going round the wooden gate. Creich Wood is a further 400m walk up the main track on the right.</li> <li><strong>Satnav/GPS note: </strong>the postcode KY14 6JQ<br /> is for the point shown by the red dot on the location maps.
