Lournie Wood £64,500 Freehold

Description

Lournie Wood is a private and peaceful woodland with good external access ideal for nature conservation and occasional camping. The woodland is a mosaic of dense conifer interspersed with self seeded rides of mainly birch, rowan and willow that allow ease of access.

At 9.5 acres this is a large woodland offering great potential to harvest some of the timber, to then invest back into the woodland. Some thoughtful re-planting of deciduous trees would add further ecological diversity to the woodland. The present owners also own the adjoining Mearns Wood ( also for sale at the time of writing) with paths running between the two woods. The two woods come to about 18 acres creating the perfect backdrop for all manner of projects.

Whether sold together or individually, these are both well worth a visit in all seasons. The topography is generally flat with a number of drainage ditches to help keep the land relatively dry and providing plenty of locations to upgrade the existing woodland shelter to something more substantial if desired.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.

Trees

The trees are a diverse mixture of species and ages and have been sympathetically managed in the past. Currently, mature Scots pine, spruce and birch with the occassional willow and rowan. There are areas of mature spruce that would certainly benefit from thinning and would bring potential income from the timber.

Wildlife

Red squirrels, woodpeckers, pheasant, deer, wild hare and various fungi inhabit the woods. A few well situated webcams will open up the secrets of the woodland.

Features

The present owners have put in a basic shelter that would be suitable for occassional nights spent in the woods or as a storage facility for tools and other woodland paraphanalia.

Access, tracks and footpaths

There is a shared access track to the entrance of the wood with an area of hard standing. A number of rides have been partially cleared though there is plenty of scope for additional path clearing.

Rights and covenants

Sporting Rights: These are owned and included with the land.

Activities

Lournie Wood is perfect for all manner of woodland activities from autumn foraging to summer camping expeditions as well as providing an inexhaustible supply of firewood.

Local area and history

Nearby are the tourist villages of Edzell, with its hidden "rocks of solitude" walk along the North Esk river, and Fettercairn with its working distillery. Slightly further afield are Glamis Castle and Lunan Bay beach and the fishing town of Montrose. Dundee and Aberdeen are each approximately 35 mins drive.
