Description: Mearns Wood is a very private and peaceful woodland with good external access and a mixture of cleared conifer and well established mixed woodland. The large central area was clear felled in 2008 and since that time an explosion of natural regeneration has taken place providing a veritable delight of birch jungle. The shelter belt of mixed conifer, birch and beech along the eastern boundary is delightful to walk in, with diverse ground flora and mixed age tree species. The land is mostly level and drains well to ditches along all boundaries. The neighbouring woods and fields to the west and south-east provide shelter and a pleasant rural aspect. There remains a small area of windblown trees that will provide a convenient and useful supply of firewood.

Access: is taken from the B974 through a shared single gate entrance and then 250m along a shared private access track.

Surrounding Area: Nearby are the tourist villages of Edzell, with its hidden 'rocks of solitude' walk along the North Esk river, and Fettercairn with its working distillery. Slightly further afield are Glamis Castle and Lunan Bay beach and the fishing town of Montrose. Dundee and Aberdeen are each approximately 35 mins drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Travelling along the A90 dual carriageway, take the turn off for the B974 and head towards Fettercairn. When you reach the Sauchieburn Hotel on your left, continue straight on the B974 for another 600m until you reach a single "Woodland For Sale" sign and a wide entrance way on your right, defined with wooden fencing rails and a single gate . Please park in front of this gate and walk 250m down to the end of the access track and find Mearns Wood to your right.
