Description
Lynwood Meadow is rare find - a peaceful stretch of meadow and woodland within cycling distance of London. With access to the land via a well-made stoned track, it’s an unusual opportunity to enjoy rural seclusion without being far from the city.
The woodland is a lovely mix of broadleaved trees, including oak, hazel, sweet chestnut and wild cherry, providing an interesting mosaic of species. There’s an active badger sett, and deer are regular visitors, making it a haven for wildlife. The open meadow offers plenty of potential, whether for planting trees to extend the woodland or managing it for wildflowers. Having some open space is a real benefit with regard personal amenity use. There are grants available for tree planting for those who are interested in creating new woodland on the open land.
The land enjoys year-round vehicular access via the track from Farleigh Court Road, which terminates in a pad of hardstanding just before the entrance to the meadow. Any new owner will have a right to park a vehicle on this hardstanding. From the entrance and when looking down the meadow, the woodland envelopes the open land to your left and straight ahead. A line of field stakes demarcates the boundary on your right (the southern boundary) which are marked with orange paint. This stake line extends into the woodland section, marking clearly the extent of the woodland. Further stake lines mark the northern and eastern boundaries within the woodland. A bridleway runs parallel to the western boundary but does not incur at any point on to the land.
Sitting on chalky soil and close to three London Wildlife Trust sites (including Chapel Bank), the land is part of a wider network of important habitats which attract a huge array of butterflies in the summer months. The woodland enjoys a covering of bluebells come spring time. With no public rights of way, it’s a truly private and tranquil spot, perfect for conservation or simply enjoying the countryside on London’s doorstep.

Access, tracks and footpaths
Access is via a well stoned track which runs directly from Farleigh Court Road to Lynwood Meadow. There is a locked field gate at the beginning of the track. No public rights of way cross the land. A bridleway runs up the western edge of the woodland section of the land but does not cross the land.

Warlingham was recorded in the Domesday Book of 1086 as "Warlincgham," initally held by the Abbey of Waltham. The area was historically agricultural, with open common land used for grazing, and it later became known for its hop fields and orchards. Nearby Farleigh is home to Farleigh Court, which once belonged to the Carew family, influential courtiers to the Tudor and Stuart monarchs. The medieval church of St Mary the Virgin in Farleigh, dating from the 11th century, still stands as a reminder of the area's deep historical roots. Today, the area benefits from its proximity to three London Wildlife Trust sites; Hutchinson’s Bank, Chapel Bank, and Riddlesdown, offering rare chalk grassland habitats that support diverse wildlife, making it a haven for nature lovers.

Directions:
- When heading east on Farleigh Court Road (from Old Farleigh Road), continue past Old Farleigh Green (CR6 9PX) on your left-hand side. A short distance beyond, there will be a field gate on your left-hand side where the road bends to the right.
- Park in front of the gate here and carefully climb it.
- Walk along the stoned track directly in front of you up the edge of the field.
- Keep going and turn slightly left into the second larger field (when you get to the gate and coal post on your let) , where the track continues along the field edge.
- Continue all the way to the very end, where the entrance to Lynwood Meadow will be on your right hand side.
