Coombe Meadow lies just inland from the North Devon coastline in the village of Lee. Access is available by a metalled track which provides vehicular access all year round. After turning left from Higher Slade Road, the entrance gate and Woodlands sign can be seen 400m down Dibbons lane on the right hand side. Please park here by the side of the road and carefully climb the gate, before walking along the stoned track through the first and second fields. Upon entering the third field through the gap in the hedge, turn right and the land can be found at the end of the track on the right hand side.

The land is predominantly grass which has had previous agricultural use for livestock grazing (3.3 acres), but also comes with 1 acre of charming established woodland. The woodland can be found to the North of the planting land, and drops down a bank to a stream in the valley. The woodland consists of broadleaved species including Oak, Beech and Hazel. The meadow is split broadly into two sections, with an elevated section where the parking is located, before dropping down in level at a bank of gorse which runs through the middle from East to West. Sea views out across Lee Bay can be enjoyed from this point.

The meadow provides an ideal setting from which to plant a new woodland, a process which will be helped by natural regeneration from the already established woodland. The split level terrain makes for an interesting canvas from which a planting plan can be developed. The long established hedgerow on the Eastern boundary provides a rich habitat for wildlife, which is further complimented by the stream in the woodland. The land would be well suited to those looking to plant for environmental, amenity or conservation purposes.

Local amenities can be found a short drive away in Ilfracombe.

The purchasers of the land will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Trees

The trees in the woodland area on the bank heading down into the valley consist mainly of Ash, Hazel and Oak. Beech, chestnut and Sycamore are also present.

Access, tracks and footpaths

The land is accessed via a metalled track which runs from Dibbons lane to the entrance to the meadow. The track is composed of Morte Slate, which is abundant in the local area.

Local area and history

Lee Bay is a small village on the rugged North Devon coast, lying at the foot of the wooded Fuchsia Valley, so named due to the abundance of the red blossom found in its hedges. The rocks in the area are Morte Slates, formed some 350 million years ago. During the eighteenth and the beginning of the nineteenth centuries smuggling was carried out extensively along the coast. On the 20th September 1820; reports state that three hundred tubs (about five gallons each) of gin and brandy were smuggled in at Lee Bay.

The stream in the woodland forms the Northern boundary, whilst a well established hedgerow and devon bank stands at the Eastern bounday. The southern boundary is a 50m stretch of gorse on a bank and the Western boundary is demarcated with a line of stakes, spaced at 5m intervals.
