Goodhart Meadow is situated in the Parish of Bratton Fleming, a quaint village which lies conveniently between the Exmoor National Park (to the East) and the North Devon Coast AONB (to the West). The land is accessed via an excellent stoned track which is suitable for all year round vehicular access.

After exiting left from the A399 towards Knightacott, the entrance gate and Woodlands sign can be seen 350m down the lane on the right hand side. Please park here by the side of the road and carefully climb the gate, before walking around 300m along the track which runs along the top of a large field. At the end of the track there is a second gate through which you can turn left to reach the entrance to Goodhart Meadow 30m on.

The land consists of mainly grass and is at its highest point on the Southern edge, before gently dropping off towards the valley, where a delightful stream can be found on the Northern boundary. The Western and Southern boundaries are formed by traditional Devon Hedgebanks, which serve as important habitats for a variety of wildife including birds, insects, wildfowers and mammals. At the Eastern edge of the meadow a stake line demarcates the boundary. On a clear day, the land enjoys spectacular south westerly sea views stretching out to the headland on the Hartland Devon Heritage coast. Views to the North West are a panorama of rolling Devon countryside.

The land itself has had prior use as pastureland for livestock, and is currently down to grass. The land has excellent potential for planting and rewilding, in part due to the woodland on the other side of the valley (both broadleaved and coniferous) which will provide a useful seed source for any young developing woodland. The natural supply of water is also a useful resource. The stream, along with an array of newly planted trees, will make a wonderful haven for wildlife as the land returns from its recent agricultural use to its natural state of bygone times.

Local amenities including a pub, post office and general store can be found less than 5 minutes away in Bratton Fleming, whilst a larger array of shops can be found in Barnstable or South Molton, both around 20 minutes away. The attractive North Devon beaches of Woolacombe, Lee Bay, Croyde and Ilfracombe are only half an hour by car.

The purchasers of the land will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
