Masters Meadow lies just outside Bratton Fleming, a quaint village which lies conveniently between the Exmoor National Park (to the East) and the North Devon Coast AONB (to the West). All round vehicular access is provided by a stoned track which adjoins the public highway. After exiting left from the A399 towards Knightacott, the entrance gate and Woodlands sign can be seen 350m down the lane on the right hand side. Please park here by the side of the road and carefully climb the gate, before walking approximately 300m along the track which runs along the top of a large field. At the end of the track there is a second gate, straight ahead of which is Masters Meadow.
The meadow is gently sloping, dropping down from its highest point near the entrance on the southern boundary, to a stockproof fence and gentle stream on the northern edge. It totals around 4 ½ acres in size and is currently down to grass, having had a previously agricultural use as livestock grazing land. For people who are interested in planting trees for environmental, amenity or conservation purposes, Masters Meadow presents an ideal opportunity. The far reaching views across the rolling North Devon hills to the west are an added benefit of the meadow’s location, making one feel truly in the middle of the countryside and removed from the stresses of everyday life.
The gentle clear stream on the meadow, in combination with the established hedgerows on the southern and eastern boundaries, provide good habitats for wildlife, which would flourish further with introduction of a young woodland. The neighbouring land on the other opposite side of the valley is a mixed broadleaved and coniferous woodland, which will provide a seed source aiding the natural regeneration of Masters Meadow. Friends of The Earth, in partnership with Terra Sulis Research assess the land as a priority woodland creation opportunity, with North Devon generally being listed in the top 10 woodland creation target areas out of over 300 local authorities across the whole of the UK.
Local amenities including a pub, post office and general store can be found less than 5 minutes away in Bratton Fleming, whilst a larger array of shops can be found in Barnstable or South Molton, both around 20 minutes away. The attractive North Devon beaches of Woolacombe, Lee Bay and Croyde are only half an hour by car.
The purchasers of the land will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Access, tracks and footpaths
The meadow is accessed via a stoned track which runs directly from the public highway, ensuring vehicular access to the land all year round.
Local area and history
Bratton’s history begins with its name, which is thought to have originated in old English and means ‘brush or thicket’ or ‘land cleared for cultivation’. By the time of Domesday (1086) there were six manors in what is now the parish of Bratton Fleming, the oldest being probably Knightacott, which Masters Meadow lies closest to. In the years after the Norman conquest, Bratton was a small community of a dozen or so farmers and smallholders.
