Found on the Cornwall / Devon border, Radcliffe Meadow lies between Holsworthy and Launceston in a quiet and unspoilt location. Although predominantly open pasture land ready for planting, the meadow also has a well-established woodland fringe, through which runs a stream on the western boundary. Launceston is 12 miles to the South, Bude 13 miles to the west and Holsworthy 3 miles to the north-west.
The land is accessed directly from Bendibus Hill at the eastern edge of the meadow where there is a large area of hardstanding for parking. From here the meadow stretches out to the west, looking towards the woodland at the western edge where the gently running stream can be found. The northern boundary is formed by long established hedgerows running the length of the meadow whilst the southern boundary is demarcated by a line of stakes. The meadow is almost entirely flat.
Having had prior agricultural use, the body of land is currently down to grass but has excellent potential for planting and rewilding, in part due to the woodland nearby which will provide a useful seed source for any young developing woodland. Naturally regenerating oak trees can already be found around the perimeter of the meadow. The natural supply of water is also a useful resource. The stream, along with an array of newly planted trees, will make a wonderful haven for wildlife as the land returns from its recent agricultural use to its natural state of bygone times.
The meadow and neighbouring land already provides important habitats for wildlife, supporting badgers, hares and an array of woodland birds. Local landowners, in partnership with the Devon Wildlife Trust have created a wildlife corridor which neighbours Radcliffe Meadow, which would only benefit from further woodland creation in the vicinity.
Radcliffe Meadows offers a wonderful retreat with an array of features, ideally suited to those with conservation, environmental and amenity interests.
In terms of finding the meadow, at the top of Bendibus Hill there is a crossroads (Bendibus Cross) on the corner of which is a “Planting Land” sign, at which point you head straight down the hill (due north) for roughly 400m. The entrance to the meadow will be on your left hand side via a metal gate, where there is a second sign. Park here and climb the gate, Radcliffe Meadow is on your right. The boundary features are marked with red paint.
The purchasers of the land will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
The small woodland fringe is constituted entirely of broadleaved species, with a mixture of short rotation coppice and more mature trees present.

Local area and history
The meadow is found in what is known as 'Ruby Country', renowned for some of Devon's most beautiful and unspoilt countryside. Bordered by the upland expanses of Dartmoor, Exmoor and Bodmin, and to the north by the wild North Devon coast, Ruby Country is known as "undiscovered Devon". Ruby Country is constituted by around 45 parishes surrounding the market towns of Holsworthy and Hatherleigh.
