SOLD: Calves Lodge Wood £75,000 Freehold

Mixed woodland is perhaps the most desirable type, there are the broadleaved trees showing their seasonal changes while the conifers provide colour and shelter year-round. Calves Lodge Wood is part PAWS woodland, a plantation on ancient woodland site where conifers were planted some 40 years ago as a companion to the oaks. The latter are the long-term timber crop. The other part is semi-natural ancient woodland with mature oaks, ash and birch. The wide-spread bluebells are evidence of its ancient status, with the oak is ash, chestnut, birch; the conifers are mostly Scots pine and Norway spruce. Hazel is present as an understorey.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Roughly third of the wood is pure broadleaves, the other a mixture of young oak, sycamore, ash, birch and Scots pine. Classified as PAWS (plantation on ancient woodland site ), site where conifers were planted some 40 years ago as a companion to the oaks as a long term timber crop.

A small herd of deer wander through the woods, buzzards wheel overhead, small birds hop through the trees and wildflowers adorn the woodland floor.

Access, tracks and footpaths

Access is from the old A21, now a bridleway and private road and then via a long forest track, an evocative and picturesque approach to the wood. A new owner will have keys to the gates enabling their vehicles to access the wood.

An internal private track divides the wood being ancient semi-natural to one side and PAWS the other. On the ground the difference is clear.

Rights and covenants

Sporting rights are included, there is a full right of way over the tacks shown green on the plans. Maintenance is shared and according to use made.

Local area and history

There is evidence of Iron Age activities with the Hill Fort further over to the east. When this was abandoned is difficult to guess, perhaps by 100 BC. Sites as these it is thought were not settled, rather used as temporary stop-offs by populations from larger sites. This area seems to be the boundary of two tribes, the Regneses and the Cantiaci.
