SOLD: Clove Wood £105,000 Freehold


Clove Wood is an ancient woodland situated close to Brighton. It is part of a larger wood known as Rushfield Park Wood. The wood falls within the boundary of the South Downs National Park.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.


Clove Wood is a mixed plantation featuring a mix of conifer and broadleaf species. The Scots pine are understood to have been planted approx. 100 years ago, whilst the western red cedar is approx. 60 years old. Mature oaks are found in the wood, as well as hornbeam, ash, hazel and hawthorn. There is a minor component of ash with Chalara which should be removed when undertaking any thinning. Ferns and bluebells are found on the forest floor which is clear from bramble and bracken. The eastern boundary with Newtimber Place and Wood consists of a bank and ditch (marking the boundary between the parishes of Poynings and Newtimber) and is therefore possibly medieval in origin. From here there is a marvellous view of Wolstonbury Hill. A draft woodland management plan for Rushfield Park Wood (of which Clove Wood is a part) is available upon request.

Clove Wood has been designated as Ancient Replanted Woodland (PAWS) by Natural England. This land has been wooded since at least 1600AD.


Great spotted and green woodpeckers, nuthatch, tawny owls, sparrowhawks and buzzards have been recorded in the area. It is noted in the draft management plan that bat species will be present and will make use of the woodland and open areas within it for foraging.

Access, tracks and footpaths

Access to Clove Wood is via a single wooden gate off the A281. A stoned track leads to the ride stop entrance to the wood. Here owners are able to drive in and park a car within Clove Wood.

There is track on the west side of Clove Wood which is included in the sale of the woodland.

There are no public rights of way within or abutting Clove Wood.

The wood is sold with the sporting rights.


Clove Wood provides the opportunity for a new owner to manage a small ancient woodland. Why not set up a private camp for overnight stays, or simply come for a relaxing day out and picnic within the trees, or see what birds can be spotted in the woods?

Local area and history

The Devil’s Dyke (a National Trust beauty spot) is less then 3 miles away and provides access to one of the countries National Trails The South Dows Way. A funicular railway once ran from the Devil’s Dyke to the village of Poynings. The village of Poynings is approx. 1 mile away where you will find the recently refurbished Royal Oak Pub. Less than half a mile from Rushfield Park Wood is the award winning Rushfield Farm Shop and garden centre. Brighton is approximately 7 miles from Clove Wood.

One of the previous owners of Rushfield Park Wood, a Mr Sidney Tidy (who was President of Brighton Scouts at the time) gifted 23 acres of the wood to the north to the Scouts. This is still used as a Scout Activity Centre to this day.

Clove Wood has been named after a type of knot – in homage to the Scout Association.

To find the wood follow the instructions below.

From Brighton:

  • Follow the A23 London Road north out of Brighton.
  • Take the A281 exit from A23 - signposted Henfield A281 and Services.
  • At the first roundabout by the garage, continue straight onto West Rd / A281.
  • At the next roundabout, take the 3rd exit onto A281.
  • Continue past Rushfields Plant Centre and Farm Shop on your right.
  • Approx. 400 meters on your right-hand side is the entrance to Rushfield Park Wood.

Towards Brighton:

  • Travelling south on the A23, take the exit signposted Hassocks A273.
  • Once you have exited the A23 follow the signs to Henfield / Newtimber A281. This will take you back over the A23 and back onto the A23 briefly before exiting onto the A281 - signposted Henfield A281 and Services.
  • At the first roundabout by the garage, continue straight onto West Rd / A281.
  • At the next roundabout, take the 3rd exit onto A281.
  • Continue past Rushfields Plant Centre and Farm Shop on your right.
  • Approx. 400 meters on your right-hand side is the entrance to Rushfield Park Wood.

At the entrance to Rushfield Park Wood:

  • The gate has a ‘Woodlands for Sale’ sign either side of it. Park here, ensuring there is space for the gate to be accessed.
  • Walk round the gate, down the stoned track approx. 400 meters and Clove Wood is to the left with its boundaries marked in BLUE. Here you will find the ride stop entrance, together with the Clove Wood sign.
