SOLD: Coed Cyneiniog £39,000 Freehold

Coed Cyneiniog is part of larger wood known as Coed Ffridd Cwmere, situated near the small village of Bont-goch. This is a woodland made up of conifer and mixed broadleaf consisting of semi mature oaks, amongst other young sapling growth of various broadleaf species. An area of clear fell was replanted in 2015 with a mixture of conifer and broadleaf. There is a newly constructed stoned track accessible to all vehicles. From the wood there are stunning views northwards across the valley, and these views are also to be enjoyed from the large level hardstanding area, which would make a perfect spot for camping or for woodland activities.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

The south eastern corner of Coed Cyneiniog contains a stand of mature conifers, mainly Western hemlocks. These are interspersed with some well grown oak as well as some other mixed broadleaf. The remaining part of Coed Cyneiniog consists of young growth trees. A 2015 restocking consists of mixed conifer including spruce, larch and Douglas fir plus beech and birch among other species. There is of course great scope to supplement this planting with additional native species.

The wood is brimming with birdsong, woodpeckers are often heard amongst many others.

Once in the parking area you'll notice a handmade bench which is placed in a good spot to take in the stunning views of the valley opposite.

A natural spring bubbles to the surface at a spot along the trackway that runs through the wood. This provides an opportunity to perhaps create a pond here as a catchment area, or it could be possible to run the spring into a tank to collect for use in the woodland.

Access, tracks and footpaths

Coming from Talybont there is excellent vehicle access to the wood. A gated entrance off the minor public road leads onto a newly built stoned track. The first section of track climbs up a steepish incline, manageable for 2 wheeled drive vehicles in good weather. The main track continues through the larger wood known as Coed Fridd Cwmere, towards the Coed Cyneiniog parking area, large enough for a camper van. Exiting out of the back of the parking area is an old trackway, recently brush cut, which cuts through the middle of the wood, flattening off after a short distance, then climbing again to rejoin the main track. This could be accessible to a four wheel drive vehicle, but is also a lovely circular walk on foot.

Coed Cyneiniog also has its own private entrance via a gate opening onto the minor road running along its northern boundary. This gate is found at the northwestern corner of the woodland. The track leading from the shared access track to this gate is within Cyneiniog's boundary and therefore for its private use only.

There is a third gate at its northeastern corner, outside the woodland's boundary, which Coed Cyneiniog shares access to with the neighbouring woodland owner.

Lots of walking to be done, 60 miles of the Ceredigion coast path plus the Cambrian mountains has a range of walking trails, exploring woods and waterfalls...
